The market conditions play a very big factor in the pricing of Real Estate.  Knowing the difference between each market condition and the characteristics that belong an the implications that affect them will make the buying process easier to understand.

What we as Agents call a BUYERS market is when the supply of homes on the market exceeds demand.  The characteristics of this Market are highinventory of homes, few buyers compared to availability of homes and homes are on the market longer.  Then prices tend to drop.  The implications of this market are that you as a purchaser have ore time to look for a home and more negotiating leverage.

Condo Unit Sold - Aaron Cope - Ottawa Real Estate AgentWhat we as Agents call a SELLER'S Market is when the number of BUYER'S wanting homes exceeds the supply of homes on the market at that time.  How does this affect you?  A smaller inventory of homes means BUYERS buy faster and HOMES sell faster.  As well, the prices will generally increase due to the lack of supply.  The implications to you are that you may pay more for your home and you may need to make those decisions more rapidly.  Conditional offers may be rejected.

As Agents and home owners we all would like to have the third type of market.  A BALANCED market where the number of homes on the market equals the number of BUYERS.  How are we affected?  SELLER'S generally accept reasonable offers, homes sell within an acceptable time period and generally prices are stable.  What implications are there in this market?  There is a more relaxed atmosphere and a  reasonable inventory of homes.
